[ARCHIVED] Public Hearing Notice - Vehicle Storage & Petroleum Distribution

NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission of the City of Murrieta on Wednesday, June 22, 2022, at 6:00 p.m. at City Hall, 1 Town Square, Murrieta, CA 92562, to consider the following matter:

 

TENTATIVE PARCEL MAP – TPM-2020-2230 (TPM-37985), DEVELOPMENT PLAN – DP-2020-2231 AND CONDITIONAL USE PERMIT – CUP-2020-2232 (VEHICLE STORAGE & PETROLEUM DISTRIBUTION AND STORAGE PROJECT):  The applicant proposes a Tentative Parcel Map (TPM-2020-2230) to subdivide a 10.06-acre property into two parcels, located off Adams Avenue, southeast of Adams Avenue and Fig Street, generally between Adams and Jefferson Avenues, southeast of Fig Street, northwest of Elm.  It comprises Tax Assessor parcel number – APN 909-060-044.  Parcel 1 will be 1.10 acres net for the petroleum distribution and storage facility. Parcel 2 will be 8.70 acres net for the vehicle storage use.  Parcel 2 will include the open space drainage easement of 3.17 acres for the habitat conservation area. The Development Plan (DP-2020-2231) will include reviewing the site plan for both Parcels 1 and 2.   Parcel 1 is proposed to develop the LP gas bulk plant facility with six 30,000-gallon tanks, storage of empty customer tanks, and company delivery parking.   Parcel 2 is proposed for vehicle storage, to include vehicles, boats and recreational vehicles. A Conditional Use Permit (CUP-2020-2232) is required for the petroleum distribution and storage facility as it is for a petroleum product that is being stored and distributed. Entry to the site will be from a shared concrete driveway with Parcel 2, then through a rolling gate at the property line (between the two properties). 

 

Environmental Determination:  The project was determined to require a Subsequent Mitigated Negative Declaration (MND) pursuant to the Guidelines for Implementation of the California Environmental Quality Act (CEQA), California Code of Regulations (CCR) Title 14.  A Subsequent MND was prepared for the project and circulated for a 30-day public review from March 10, 2022, through April 8, 2022 (SCH# 2018101054)

 

Any person may either submit written comments to the Planning Commission before the hearing or may appear and be heard before the Planning Commission at the time of the hearing.  If you challenge the City’s action on this project in court you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to the public hearing.  The environmental finding along with the proposed project application may be reviewed at the Planning Division Monday – Thursday from 8:00 a.m. to 5:00 p.m. and every other Friday from 8:30-4:00 p.m.
