CITY OF MURRIETA

NOTICE OF PUBLIC HEARING

 

NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission of the City of Murrieta on Wednesday, June 22, 2022 at 6:00 p.m. at City Hall, 1 Town Square, Murrieta, CA 92562, to consider the following matter:

 

DEVELOPMENT PLAN 2020-2171, CONDITIONAL USE PERMIT-2021-2425 and MINOR CONDITIONAL USE PERMIT-2021-2424 (BEYOND FOOD MART, INC.):   The applicant proposes a Project to construct and operate a 7,274 square foot convenience store that will be open 24 hours a day/7 days a week, 1,893 square foot car wash (CUP-2021-2425 - 7 a.m. to 7 p.m., daily), 8-island fueling station (16 fueling dispensers) with canopy, two underground storage tanks, drive-through for coffee/pre-packaged foods, associated landscaping, and 34 parking spaces on 2.4 acres of an overall 4.79 acre parcel (“Project”) located at the northeast corner of Jackson Avenue and Murrieta Hot Springs Road (APN’s: 912-241-042, 043, 044, 045, 912-300-018, 912-300-023).  The project includes a request for a Type 20 ABC for sale of beer and wine (MCUP-2021-2424). The project includes two driveways for ingress/egress, two electric vehicle charging stations and associated on-site and off-site improvements. The rear portion of the property will not be developed at this time. 

 

Environmental Determination:  The project has been determined to require a Mitigated Negative Declaration (MND) pursuant to the Guidelines for Implementation the California Environmental Quality Act (CEQA), California Code of Regulations (CCR) Title 14.  An MND was prepared for the project and circulated for a 30-day public review from October 26, 2021 – November 24, 2021 (SCH#2021100489). 

 

Any person may either submit written comments to the Planning Commission before the hearing or may appear and be heard before the Planning Commission at the time of the hearing.  If you challenge the City’s action on this project in court you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to the public hearing.  The environmental finding along with the proposed project application may be reviewed at the Planning Division Monday – Thursday from 8:00 a.m. to 5:00 p.m. and every other Friday from 8:30-4:00 p.m.

 

It is the intention of the City to comply with the Americans with Disabilities Act (ADA) in all respects.  Upon request, this Agenda will be made available in appropriate alternative formats to persons with disabilities.  If you require modification, accommodation or special assistance to attend or participate in this meeting, please contact the City Clerk Department at (951) 461-6030 at least 48 hours prior to the meeting date.   The 48-hour notification period will enable the City to make reasonable arrangements to ensure accessibility to this meeting.
